Every year, late November and December bring a familiar rhythm across Geelong: the end-of-lease season. With rental turnovers at their peak, property managers working at full capacity, and tenants preparing for handover deadlines before Christmas, this period becomes the most intense part of our calendar.
For Pinkerton Property Care, it’s also the time when our commitment to quality stands front and centre.
Why this season fills so quickly
End-of-lease cleans require a different standard of detail compared with a routine house clean. These are full internal resets designed to meet the expectations of property managers and ensure smooth final inspections.
Showers, cooktops, extractor fans, vents, walls, internal windows, inside cupboards, skirting boards, grout, sinks and tapware — everything is assessed.
Because of this level of detail (and our two-cleaner model), each property needs adequate time. When dozens of tenants are moving at once, the schedule fills rapidly.
For context, this year our December bookings were secured well in advance. As of today, our calendar is fully booked through to our Christmas closure.
Fully booked means fully booked — but we will always try to help
While we cannot compromise on the time required to deliver a proper end-of-lease clean, we always encourage clients to reach out.
Plans change. Properties settle early. A tenant moves out sooner than expected.
When space appears — even at short notice — we prioritise existing enquiries and local property managers who rely on our work.

The Christmas rush also highlights how closely we work with local agencies, particularly Buxton across Highton, Newtown and Geelong West.
Their teams manage significant portfolios and December places enormous pressure on their schedules too.
A smooth final inspection is the goal for everyone involved — and clear, thorough cleaning plays a major part in that outcome.
Our role is to take one stress off their plate.
Quality over volume
While December demand is high, we never increase daily capacity.
Rushing through end-of-lease cleans simply creates more issues for tenants and property managers later.
Every job receives the same level of detail, whether it’s the first week of November or the last working day before Christmas.
Planning ahead for January 2026
We reopen in mid-January, with availability for:
• End-of-lease cleans
• Pre-sale cleans
• Pre-settlement cleans
• Internal deep resets (“The Deep Detail”)
If you know a clean is coming up, booking early is always recommended — especially during peak rental periods.
